Why have your home listed on MLS?
It is estimated that over 95% of homes are sold through the local realtor association Multiple Listing Service. The MLS puts your listing out to thousands of potential home buyers and buyer's agents. Placing your home for sale on the local MLS is the most effective way to market your home. Your property that is listed with a Multiple Listing Service will automatically be placed on national websites that are searched by future home buyers, such as realtor.com. At Shirley Hobbs Realty LLC we are a member of MetroTex Association of Realtor MLS board.
Typically broker's charge 6% of the sales price in real estate fees to sell a home. For example on a 100K house the normal realtor fees would be $6000. 3% to selling side and 3% to the buying side.
The discounted plans are a big savings to the seller, but it is customary to offer 3% to the buyer's agent in a listing to attract professional buyer's agents with qualified buyers.

$1250 Flat Fee Listing Program
- Includes MLS listing, yard sign, flyers in brochure box, and photos
- Market evaluation with the seller
- Assisting the seller with all contract documents
- Assisting seller with buyer/seller negotiations
- Assuring all terms of the contract including time frames are complied with
- Make sure all inspections, options periods, financing and closing deadlines are met per contract
- Intermediary handling of contract and funds with escrow company
- Follow up with buyers lender to ensure financing
- Monitor inspections, re-inspections, and repairs as needed prior to closing
- This service is typically for those sellers with experience in selling residential property, but need some assistance from a Realtor.
Full Listing Program of 2% commission at closing for listing agent.

- 7 day a week showing service with feedback and marketing activity reports
- Offer 1% reduction on commission on properties we doubleside (that is properties where we bring the buyer).
- Home Staging consultation and services when needed
- Website that captures leads for interested buyers 24 hour access.
- Professional television media tour with each listing. A website is also created for each listing with 24 hour access to from anywhere. Point2Agent with advertisment in all major internet home search sources.
- Create professional flyers with brochure box on lawn sign
- Pre-Screening of all buyers and buyer pre-approval
Also, we offer full commission listing services if needed with more extensive marketing as needed.
